We found John Burke after speaking with many lenders and researching various sites for reviews and related feedback. My family was concerned because we were trying to get approval for a 2nd Tier VA Loan on a new home, and keep the old home through rental, keeping in mind we had no history of renting a home to others. Upon contacting John, he was very knowledgeable and we could tell that he would be the best person for the job. Additionally, his reviews were outstanding. Furthermore, we live in Georgia and John’s Company is based in Colorado; nevertheless, everything still went smoothly. We knew, through research, that the 2nd Tier Loan could be “tricky” and would require an expert if we wanted things to be successful, no worries though. John told us upfront what to expect, and worked in a timely fashion and kept us informed. The closing was simple; and, all of the information John gave us was accurate; there were no surprises! My family is now in a custom-built, dream-home with a reasonable monthly mortgage. We would recommend John to anyone, and we will continue to seek his expertise for future use as well.

John Burke helped me tremendously in recently refinancing my house with a VA mortgage. I had a rather complicated situation because my house was potentially underwater and I had a conventional mortgage so VA considered this a VA Cash-out Refi to 100% loan to value. I also had a pending VA disability claim that added to my stress. Unexpected issues also arose as we went through the process but it all turned out fine thanks to John’s help navigating the process. After working with several local and national banks, we still hadn’t found one that could or would do a VA Cash-out refi to 100% loan to value, even though the VA allows it. I (we) strongly and wholeheartedly endorse John Burke if you are in need of a home loan or want to refinance. I came across John’s site, http://www.valoansdoneright.com/, after reading about the 100% VA cash-out refi program on a different website. We had our home loan through Wells Fargo at the time and I called to inquire if they offered the cash-out refinance option. After calling around to multiple Wells Fargo offices, I finally found the right department (in Minnesota) and was informed that they provided up to 90% cash-out of the appraised value of our home. However, having read that 100% cash-out was available, I decided to search around for lenders who could provide a VA 100% cash-out refinance. I found John’s site and was not too sure about its legitimacy initially but I took a chance and gave him a call (along with other lenders). John called me back almost immediately and seemed really nice, genuine, and legitimate. I also did my due diligence by searching for him on the Internet and not only found positive reviews about him on various lender and home loan advice websites but I also found positive information about People’s Bank and Trust, the company where John works. John spoke to me about the process of obtaining 100% cash-out and my wife and I decided to refinance our home through him. John was a pleasure to work with throughout the process. He was very patient (answering all of my/our questions), maintained constant contact providing updates, and attempted to take care of as much paperwork as possible. Mind you, this is not a streamline refinance, this is a full-fledged, home refinance. Thus, it was quite an arduous process, similar to the initial purchase of our home. However, John was fantastic to work with, helping us at every turn, assisting, explaining, reassuring, staying on top of everything, and finally closing the deal. Yes, it was quite the process to obtain 100% cash-out (at least in comparison to the streamline, no-cash out refinance) but in the end, it was worth every bit of time and effort. And, most importantly, we could not and would not have gone through the process if it were not for John. He was wonderful to work with and is a really nice guy.

Thank you so much for all of your help! I applied for a USDA Mortgage with a local lender and spent 2 months trying to get closed on my first home.

I found John online and he was able to tell me why my first broker couldn’t get my USDA Mortgage closed no matter how many different lenders they sent my loan to because of how they had it set up.

John was able to structure my loan the way it needed to be done and closed in under 30 days.

Before I applied for my USDA Mortgage with a local broker, I did plenty of research on the USDA program.

I worked with my local broker for almost 2 months and we were still no where near closing.

On top of that, the broker would not allow me to choose which way to handle my closing costs!

It made more sense for me to roll the closing costs into the loan but my broker just would not listen to me.

I also wasn’t very happy with all of the vague answers I would get from my broker any time I asked about my interest rate.

I was so frustrated that I started to do more research online and found John’s website.

John spent a lot of time talking and listening to me and explained all of the options I had available. The best part was that he told me what my local broker wouldn’t.

In the end, John got my loan closed in 30 days and let me decide what rate I locked in at and allowed me to roll the closing costs into my loan!

I’m was a veteran in a tough spot. I couldn’t qualify for several VA Mortgage programs because of a high debt to income ratio. Other mortgage brokers put me through quite the run-around before finally denying my VA Mortgage. But John looked for alternatives.
